The value indication
During a value indication, one of our brokers gives an indication of the value of your real estate. Good to know if you plan to sell your home! In that case, we are also happy to advise on an asking price and a possible sales strategy, free of charge and without obligation.
What can you expect from us:
- Plan an appointment:
After your request, we will contact you to schedule an appointment, this often happens the same day.
- Visit the property:
During the appointment of about 45 minutes, the real estate agent will come by for a tour of the house. This gives the real estate agent a good idea of your home and further details.
- The value indication:
After a few days you will receive feedback with the estimated value of your property. If you have sales plans, the broker also advises on the asking price, sales strategy and the possibilities that Curaçao Homes offers to optimally sell your home.
Valuation and Appraisal
An appraisal is an objective valuation of your real estate. For example, when you are going to buy a home, you need a validated appraisal report to obtain financing. This appraisal report must be drawn up by an independent appraiser, who is well aware of the Curaçao housing market.
Based on the valuation of the appraisal report, the financial institution can decide whether a mortgage loan can be provided or not.
In addition to the above reason, you may also need an appraisal for:
- Changing your existing mortgage
- Tax matters, such as an objection from the property tax or inheritance tax with an estate
- Financial settlement of a divorce
We work together with Anprocor N.V., which is located in our office, and is recognized by almost all financial institutions on the island.
However, as soon as it concerns a property that we have in portfolio, and it requires a valuation or appraisal report, we will always inform potential buyers that they must have the document drawn up by another appraiser. This is to exclude any conflict of interest.
